The upscale community of Clyde Hill near Bellevue, is located just south of Hwy 520, and is well-known for it's sweeping views of Lake Washington and downtown Seattle. Commonly considered a neighborhood of Bellevue, Clyde Hill has actually been a separately incorporated "town" since 1953, and more recently as a non-charter "city" since 1998 - though the city shares city services with Bellevue. Clyde Hill has long been a very popular area, not only due to it's prime central location and proximity to Seattle and Bellevue, but also due to the larger lot sizes and the many homes with views of the Olympic Mountains, Lake Washington, and surrounding landscape. In fact, the views are so important, that Clyde Hill has a city ordinance which requires homeowners to trim trees which may obstruct a neighbor's views.
Clyde Hill is known for luxury and estate properties, however, a few of the original rambler style homes remain, between 1200 - 1800 square feet. Home prices in Clyde Hill are significantly higher compared to other areas - with an entry-level price of approximately $600,000 for a smaller rambler-style home, and into the several millions for custom, luxury homes - many of which have spectacular views of Lake Washington, Downtown Seattle and Bellevue.
Clyde Hill is served by the Bellevue School District. Public schools which serve the area include Clyde Hill Elementary, Chinook Middle School, and Bellevue High School. Private schools include Bellevue Christian School and Sacred Heart School.
