Eagle Pointe New Homes at Snoqualmie Ridge
Snoqualmie Ridge's newest large-scale development area is Eagle Pointe. Eagle Pointe is located on the southwestern side of the Snoqualmie Ridge development along Snoqualmie Ridge Parkway, and is formally referred to as the Snoqualmie Ridge Phase II Development.
The 500 residential property lots (as originally platted) in the Eagle Pointe development changed ownership in January 2011 when the Pulte Group, a Bloomfield, Mich.-based company, bought $50 million in lots and land from Snoqualmie Ridge II Development LLC. This development group was a joint venture of Quadrant Homes and Murray Franklyn homes. The sale to Pulte included much of the future Ridge inventory in Eagle Pointe, Aster Creek and west of Snoqualmie Parkway.
Jeanne Hansen Community Park
One of the highlights of the new Eagle Pointe development will be the continued construction and development of the Jeanne Hansen Community Park, one of several neighborhood parks in Snoqualmie Ridge. The 16 acre community park is located on the northwest corner of Jacobia Street and the Snoqualmie Parkway and was named the "Jeanne Hansen Park" by the Snoqualmie City Council to honor the memory of the mayor of Snoqualmie who served from 1988 through 1995 during the initial planning phases for Snoqualmie Ridge I.
The park, as planned, will include two soccer fields, tennis courts, play equipment, a walking track, a picnic shelter, restrooms, a maintenance facility and 150 parking spaces when it opens. There will be a football field in the future. The park will be considered one of the three primary athletic complexes in Snoqualmie along with Centennial Fields on Park Street and Snoqualmie Community Park on Ridge Street.
New Home Builders in Eagle Pointe - Pulte Homes
The current builder in the Snoqualmie Ridge Eagle Pointe development is Pulte Homes. Pulte has three series of new construction homes it is offering to home buyers in the community. The "Courtyard" Series starts in price from $409,990 with 2,464 to 2,522 square feet. This series includes 3 to 4 bedrooms with 2.5 to 3 bathrooms, rear garages, courtyard-style private side yards which are fully landscaped and fenced.
The, "Traditional Series" by Pulte homes starts from from $444,990 and includes 2,331 to 2,655 square feet with 3 to 4 bedrooms and 2.5 to 3 bathrooms. The style also includes first floor dens and an open loft upstairs. The third series by Pulte is the, "Craftsman Series" which start from $496,990 and include 2,776 to 3,386 square feet with 3 to 4 bedrooms and 3 to 4 bathrooms. Also included are chef's-type kitchens and first-floor guest suites.
Affordable Housing Options
Also proposed for the Eagle Point development is a 160-unit affordable-housing apartment complex. As part of the original agreement to construct and develop Snoqualmie Ridge, there exists a, "Mixed Use Final Plan for Snoqualmie Ridge Division II Plan". This document requires both for-sale and rental affordable housing. The for-sale requirement has been completed with the development of two cottage home developments. However, the affordable rental housing requirement has not yet been met.
In 2009 the City of Snoqualmie approved a modification that allowed the affordable rental housing to be built in the Eagle Pointe neighborhood. Currently, Imagine Housing is working with the City of Snoqualmie to build within the Eagle Pointe development. Certain tax-abatements and other exemptions are currently being negotiated with the city. Part of the requirement for the tax exemption is that the property is rented, and the renter's income is required to be under the 60% of median income for the area. The proposed project meets these two requirements.
