Redmond is quickly becoming a high-density community with urban style condos in Downtown Redmond - particularly with so many tech-oriented companies calling the area home. However, what many home buyers aren't aware of, especially those relocating to Redmond from other parts of the country, is the number of neighborhoods to the east of town, which offer much larger home sites - many with several acres.

Of course, land doesn't come cheap here... so any home with an acre or more will most likely sell at a premium compared to homes with standard lot sizes closer to the center of Redmond. Homes on an acre or more will typically have asking prices starting in the upper $600's - but often exceed the 1 Million dollar price point for larger "executive-style" homes which are newer, or have been recently updated.

Union Hill Acreage Homes

The largest concentration of homes with one acre or more is in the area known as Union Hill east of Redmond, but to the west of Ames Lake. The Union HIll area is easily accessible from Redmond via Redmond-Fall City Rd, also known as State Hwy 202 - commuters can also access the area via NE Union HIll Rd... and further to the north via NE Novelty Hill Rd.

Within moments of turning towards the east on these local roads, you'll quickly forget "The City" is only a couple minutes away. On this bucolic drive, you'll find large home sites, multi-acre residential lots, equestrian properties - and even a few working farms which still exist. Many homes in this area also border small lakes, ponds and seasonal streams - so there are occasionally "waterfront" homes available.

Some popular neighborhoods in the Union Hill area include Gunshy Ridge, Salish Springs, Hunter's Glen and Cascade View. Home buyers will occasionally find new construction homes here too - such as The Reserve at Patterson Creek, a new luxury home development on 87 acres, with 31 home sites.

Ames Lake - Heavily Wooded Acreage Home Sites

A few minutes further to the east-southeast, is the Ames Lake area. Neighborhoods with homes in Ames Lake contain a mixture of property types, from small private cottages, to luxury estates on several acres. Historically a popular recreational retreat, many people have owned vacation homes here - especially on the lake itself. However, with the growth of Redmond, the area is now a prime spot to call home - particularly for buyers seeking additional privacy and heavily wooded home sites off the beaten path.

One of the most notable neighborhoods near Ames Lake includes Broadhurst - located just north of Hwy 202. The Broadhurst neighborhood consists of homes sites primarily between 1.5 and 2 acres, and are usually larger, traditional or craftsman style homes. Homes prices in this well-maintained neighborhood typically start the upper $700's. Other popular neighborhoods nearby include Ames Lake Estates, Quailcreek and Amesbury.
