Leander Real Estate Market

Leander is a city in central Texas just 26 miles north of Austin. Located in Williamson County, Leander is served by zip code 78641. The city has seen tremendous growth over the last two decades and is currently home to almost 40,000 residents.

There are several major arteries connecting Leander with the greater Austin area, including Route 183, 183-A (toll) and public transportation. Public transportation is available via the Capital MetroRail with a station stop in Leander. With both job growth and home appreciation rates trending upward, Leander is a city on the rise.

Leander  has more than 14,000 new homes are slated for completion within the next decade. The average single-family home price is in the upper 300s, and more than 80 percent of residents own rather than rent. Listing prices have risen steadily since 2014, and resale values continue to look strong.

Condos, including those in newly constructed residential communities, are available in a wide range of price points. A spacious, new three-bedroom runs in the mid to upper $200,000's. There are some single-family homes in planned communities, including Summerlyn and Oak Creek available for less than $200,000. In luxury real estate, there are several homes on the market well above the million-dollar mark, including some palatial estates in the subdivision Village at Volente. There is also a handful of beautiful historic homes for sale, including cottages, unique ranchers, and mid-century marvels. Limited waterfront property is available, but tends to sell quickly.

Leander Community Amenities

Leander has plenty to keep residents busy in their free time. The city plays host to numerous events throughout the year, including Liberty Fest on July 4th, the Leander Bluegrass Festival in September, and a Christmas Parade and tree lighting ceremony in December. Family movies are projected outdoors at Robin Bledsoe Park on Fridays in the spring and fall.

Shopping is available at the new HEB Plus! in Leander, as well as numerous other stores and resturanst in the city. Additional shopping is available in nearby Cedar Park, including the shopping centers of 1890 Ranch, The Parke and the Lakeline Mall. The indoor mall is home to more than 150 shops. Other nearby shopping locales include the Round Rock Premium Outlets and the Georgetown Antique Mall. For even more retail, dining, and entertainment, it’s a short drive into Austin. Downtown Austin is noted for its wide array of eclectic boutiques, bars, and restaurants. There’s also the Barton Creek Square mall and the Domain, a huge, open-air shopping complex with high-end retailers including Burberry and Michael Kors.

Leander Schools

Children of residents attend schools in the Leander Independent School District. There are more than two dozen elementary schools in the district, as well as eight middle schools, five high schools, and two alternative schools. Many of the district’s schools are highly rated by the school ranking website Great Schools, with four elementary schools, Steiner Ranch, Laura Welch Bush, Rutledge, and River Ridge; and one middle school, Canyon Ridge, receiving perfect 10 out of 10 scores.

Austin Community College is currently on track to build a campus in Leander with a completion date in 2018. The Cypress Creek campus, however, is less than 10 miles from Leander. The Austin area has several two-year and four-year colleges, including a University of Texas campus, Saint Edwards University, and the College of Healthcare Professions.

Leander Parks & Recreation

There are seven public parks within Leander. Robin Bledsoe Park includes playing fields, a swimming pool with water features, and walking trails. The Benbrook Ranch Park boasts hiking trails and a disc golf course. Devine Lake Park provides ample opportunity for water recreation, including fishing, canoeing, and kayaking. Located 20 miles west of Leander, Balcones Canyonlands National Wildlife Refuge offers seven miles of trails for hiking and wildlife viewing, and lucky visitors might spot the highly endangered birds protected by the refuge, the black-capped vireo and the gold-cheeked warbler. Seasonal hunting of specific species, including white-tailed deer, feral hog, and wild turkey, is permitted.

The Crystal Falls Golf Club is widely considered one of the best in central Texas, with water hazards on 12 of its 18 holes. For more outdoor fun, there are several boat rental locations on Lake Travis. The Quarry Splash Pad, Volente Beach Water Park, and Cedar Rock Railroad Park offer plenty to keep kids occupied.
